Draft reports print with a DRAFT watermark so nobody mistakes a work in progress for a deliverable. Finalizing locks the report and records a tamper-evident SHA-256 hash in the audit log. A Revise action opens a clean version 2 while the version 1 hash stays on record forever.

Signing timestamps the document, computes a SHA-256 hash of the agreement text, and locks it completely. No edits. No deletion. Corrections happen by duplicating into a clean new version, and the full chain of versions stays visible. The signed PDF includes the signature image and the hash. A configurable disclaimer reminds users that electronic signature law varies by region.

🧾 Invoicing With Penny-Perfect Accuracy

Build invoices from line items with description, quantity, rate, per-line discount, taxable flag, and tax rate, or pull lines straight from your services price list. Every amount in the entire application is stored as exact integer cents, which means subtotals, discounts, taxes, payments, and balances always reconcile to the penny with zero rounding drift. Changing your display currency symbol never converts or alters a stored amount.

Status advances on its own through Draft, Sent, Partial, Paid, Overdue, and Cancelled. Record payments, deposits, and refunds, with refunds posted as honest negative entries so the audit trail stays truthful. Print a branded invoice or a receipt listing every payment received.

📅 A Calendar That Protects Your Day

Month view with color-coded appointment chips: green for confirmed, amber for tentative, blue for in progress, red for cancelled. Double-click any day to book it directly.

Booking checks the assigned inspector's other appointments for time overlaps and blocks the save unless you deliberately tick the override box and give a reason, which gets stored on the record. Export any appointment as a standard .ics file for your phone, or print the whole month as a branded schedule.

📁 A Real Document Vault

Upload insurance certificates, licenses, contracts, permits, and any other file directly into the app. Files are copied into your own data folder, fingerprinted with a SHA-256 checksum, and flagged automatically if you already have that exact file stored. Add a title, category, tags, expiration date, and description, then open the stored copy in its normal program with one click.

Documents can also be attached directly to any client, realtor, property, or other record from that record's detail view. Expiration dates make this genuinely useful for staying ahead of insurance and license renewals. 📆

Track leads through New, Contacted, Quoted, Scheduled, Won, and Lost with estimated value, probability percentage, follow-up date, and source. The dashboard funnel and conversion rate come straight from this data.

Keep complete client profiles with contact type, preferred contact method, best time to call, referral source, tags, and alert notes. Rank realtor partners by referral volume and revenue generated. Store full property profiles including type, year built, square footage, bedrooms, bathrooms, foundation, roof, exterior, electrical, HVAC, plumbing, water source, sewer, fuel, garage, pool, hazards, and access notes with a lockbox field.

One privacy switch in Settings hides access notes and lockbox codes from every printed and exported document, so a report that leaves your office never carries a key to the house. 🔒

The Reports and Analytics center runs eleven ready-made business reports over any date range you choose, covering revenue, outstanding balances, expenses against income, referral performance, inspector productivity, defect frequency, lead conversion, and more. Export any report as a branded PDF, a formatted Excel workbook with frozen panes and filters, or plain CSV.

One-click validated backups write a manifest with a checksum, and the restore process refuses to load a backup that fails validation. It also writes a safety backup of your current data before restoring anything, so a restore can never be a one-way door. Automatic backup on close is available with retention limits you control.

A complete searchable audit log records creates, edits, deletes, restores, status changes, signings, finalizations with hashes, imports, exports, backups, and restores, every one timestamped. Deleted records go to a Trash page where you can restore them in full, including invoice line items, and permanent deletion always asks twice.
