• Excel / XLSX: Genuine workbooks with styled cells, numeric amounts, and print settings.
• CSV: Portable record data for use in other tools.

Available outputs include tenant ledgers, payment receipts, maintenance records, reviewed documents, deposit records, and owner reports. Wide PDF tables use organized column sections to preserve readability.

👤 Give each team member appropriate access. Administrators manage user accounts and select View, Edit, and Export permissions using module checkboxes. Regular users can access their own profiles and change their passwords, while account administration remains restricted to administrators.

📱 Share the workspace over trusted Wi-Fi. Other computers, tablets, and phones can connect through their browsers using the host computer’s local IP address. Each person signs in with an individual account. Everyone works within the same shared portfolio, subject to their permissions.

💱 Work with multiple currencies. Record supported two-decimal currencies, including USD, EUR, GBP, CAD, AUD, CHF, and AED. Monetary reports keep currencies separate. Currency conversion is not included.

🚀 Getting started is straightforward. Extract the software ZIP into a writable folder, run the appropriate launcher, create your administrator account, and add your business information. No separate Python, Node.js, Go, or database installation is required. The application opens in your existing browser while its local server runs.

💻 Please review compatibility before purchasing. The Windows build has been run-tested. The included Mac builds are unsigned, not notarized, and have not been validated on a physical Mac. Operating system trust prompts may appear.

For shared Wi-Fi access, the host computer must remain running and awake, and firewall permission may be necessary. This is a local application using HTTP on a trusted private network, rather than a hosted cloud service. Local data and backups are not encrypted.

Email requires your own email application or SMTP configuration. PDF and spreadsheet viewing require suitable software. Exports can open through the host computer’s default file associations; other devices download them for opening.

📌 Know what this release includes. Rent generation is initiated by you. Automatic billing schedules, automatic late fees, proration, bank-file reconciliation, tenant intake, multiple-owner percentage distributions, and accountant-specific integrations are not included. Owner cash reports cover all stored posted activity rather than a selectable date range.
